Good to know
Vaughan buyers pay Ontario land transfer tax but no municipal land transfer tax, which sets it apart from the City of Toronto. The legal questions here come from fast growth: new high-rise towers, older lots with boundary and zoning questions, and builder charges that can change your final price. Here is what we watch for.

What Makes a Vaughan Closing Different

One land transfer tax

Vaughan has no municipal land transfer tax. On a $900,000 home, Ontario land transfer tax is $14,475, and an eligible first-time buyer can receive up to $4,000 back. In the City of Toronto, the same home would also carry a municipal tax of $14,475. Our land transfer tax guide shows how each bracket is calculated.

Condos in the Vaughan Metropolitan Centre

The VMC is a high-density, high-rise area. For a resale unit we review the status certificate, including the reserve fund, any special assessments, and the condo’s by-laws, so the unit’s monthly costs hold no surprises.

Pre-construction along Highway 7 and Jane Street

Many new towers are rising along this corridor. If you have signed for a new condo, you have a 10-day cooling-off period to have a lawyer review the builder’s agreement. We look for builder adjustments and levies that can raise your closing price, and we explain interim occupancy. See our pre-construction condo service.

Older lots in Woodbridge and Kleinburg

Larger lots and older homes raise questions about the survey, easements, and zoning. If you plan an addition or a garden suite, we check what the City of Vaughan’s by-laws allow before the deal is firm.

Title questions in a fast-growing city

Older properties can carry boundary disputes, and newer developments can come with easements or restrictive covenants. We search for liens, work orders, and unpaid taxes before closing, and we arrange title insurance.

Development charges and closing costs

Closing-day surprises often come from charges buyers did not expect, including development charges on new builds. We read the agreement for them and calculate your land transfer tax early. See our closing costs guide.
