What Makes a Richmond Hill Closing Different
One land transfer tax
Richmond Hill has no municipal land transfer tax. On a $1,200,000 home, Ontario land transfer tax is $20,475, and an eligible first-time buyer can receive up to $4,000 back. In the City of Toronto, the same home would also carry a municipal tax of $20,475. Our land transfer tax guide shows how each bracket is calculated.
The Oak Ridges Moraine
A large part of Richmond Hill lies within the Oak Ridges Moraine Conservation Plan area, and the City’s zoning by-law includes zones specific to the Moraine that limit what a lot can be used for. Before you buy a larger lot, or plan an addition, a pool or a new build, we check the survey and the zoning that applies to the property.
Ravines, creeks and conservation limits
Properties near valley lands may fall in an area regulated by the Toronto and Region Conservation Authority. The City’s page on additional residential units lists TRCA approval as a requirement for properties in a regulated area (see the City of Richmond Hill page). We raise these limits before you commit to a renovation plan.
Basement apartments and other additional units
Richmond Hill permits additional residential units, subject to its zoning requirements, a building permit and inspections. If a home you are buying already has a second unit, we ask for the permit and inspection records and run the municipal searches, so you know whether the unit is legal before you take on the property.
Condos and pre-construction along Yonge Street and Highway 7
For a resale condo, we review the status certificate, including the reserve fund and any special assessments. If you have signed for a new condo, you generally have 10 days after receiving the disclosure statement and signed agreement to cancel, and we use that window to review the builder’s agreement. See our pre-construction condo service.
Commercial space
Businesses leasing or buying space in Richmond Hill, including along Yonge Street and Highway 7, need the rent, term, renewal rights and any personal guarantee reviewed before signing. For a purchase, we check zoning and environmental issues as part of due diligence.

Frequently Asked Questions
Does Richmond Hill have a municipal land transfer tax?
No. Richmond Hill buyers pay only the Ontario land transfer tax. The City of Toronto adds its own municipal tax, which Richmond Hill does not.
Is my Richmond Hill property on the Oak Ridges Moraine?
Part of Richmond Hill is. The Ontario government publishes the plan area and its land use designations on its Oak Ridges Moraine Conservation Plan page. What you can do with a particular lot depends on the zoning that applies to it, and we review that as part of your purchase.
Can I add a basement apartment to my Richmond Hill home?
Richmond Hill permits additional residential units subject to its zoning requirements and a building permit, and some properties also need conservation authority or site plan approval. We recommend a title and zoning review before you commit to the project.
